Westwood's Housing Market: A Comprehensive Analysis

One of the most prestigious areas in Los Angeles, Westwood encompasses the sprawling UCLA campus, Westwood Village, and a dynamic market for luxury real estate. Those searching for a home in Westwood will be rewarded with gorgeous high-rises along the Wilshire corridor and mansions north in the hills. Once situated in Westwood, you’ll have incredible dining options, world-class shopping, and famous nightlife at your fingertips.

At once bustling and peaceful, Westwood occupies a middle ground surrounded by downtown Los Angeles, the ocean, and the hills. Its undeniable charm and unique amenities make Westwood one of the most desired locations in Los Angeles. Read on to learn more in-depth about Westwood’s housing market.

The housing available

As of August 2023, the Westwood real estate market comprised 158 properties with a median list price of $1.8 million. At that price tier, you can expect around 2,000 square feet, two bedrooms or more, and three bathrooms or more.

Luxury condos and the Wilshire corridor

The lion’s share of Westwood’s real estate market are luxury condos located along the Wilshire corridor. The upper third of the market for luxury condos is listed at $2 million and above. For that price, you can expect around 2,000 square feet and two or more bedrooms and bathrooms. Most feature abundant natural light, an open floor plan, a patio or balcony, and other luxury amenities.

Several of the priciest units are at 1200 Club View Drive. Better known as Beverly West, this luxury high-rise was completed in 2009. It comprises 35 glamorous condos with panoramic views overlooking Hollywood Hills and Bel-Air. The building is adjacent to the beautiful and secretive Los Angeles Country Club. As of August 2023, you can find Beverly West condos between $2.5 million and $27.5 million.

Singular single-family homes

In Westwood, homes are a valuable commodity. They are coveted by those who want to live here and loved by those who have lived there. There is diversity among the homes that appeal to those who want something unique, whether you're searching for modern or older homes with good-sized, sloping lawns and tree-lined streets.

As of August 2023, Yar Meshkaty has access to 27 publicly-listed single-family homes in Westwood. The market’s ultra-luxe tier comprises six outliers — bonafide mansions between $23 million and $155 million. Four of those estates are on S. Mapleton Drive, which winds north into the hills along Los Angeles Country Club.

When you rule out those palaces, the top third of the market for single-family homes is listed between $4 million and $7 million. Notably, none of these homes are located on the Wilshire corridor. They dot the streets south of Westwood Village and west of Los Angeles Country Club. Homes on the south side of Wilshire can be upgraded — as a homeowner, you can improve your place to make it more enjoyable and boost its resale value.

If you're unsure you're ready for a home in the suburbs, you can revert to the abundant sky-rise condos along the Wilshire Corridor. This will keep you downtown and in the middle of the action.

Undeveloped land is scarce

Because Westwood has few opportunities for new construction, developers seeking “shovel-ready” properties typically focus their efforts elsewhere in Greater Los Angeles.

Westwood lifestyles

In the context of Greater Los Angeles, Westwood is thought of as a sophisticated escape. No matter where you work, when it comes time to play, you'll have various options. There are ample places to shop, dine, and appreciate, whether you want to visit Westwood Boulevard or travel down Wilshire Boulevard.

Restaurants

In Westwood, you can find everything from small diners and cafés to fine dining establishments. For an upscale dining experience, check out STK or Double Take. Westwood also has an impressive variety of international cuisine. Check out La Bruschetta, Emporium Thai, and Shaherzad. If you're willing to venture a little further or want to satisfy other culinary cravings, you can also sample some French cuisine at La Table de Sophie and Le Bar de Simon.

Activities

If you're looking for something to do beyond food and shopping, there are several theaters around Westwood. The Fox Theater and the Geffen Playhouse are popular choices for a unique theater experience. Golf enthusiasts will want to inquire about The Los Angeles Country Club access, which has a prestigious reputation and excellent golf course.

The UCLA campus operates museums like the Fowler Museum, a planetarium, and more to enjoy. If you enjoy nature, you can enjoy strolling through the botanical gardens. You can hop in the car and be at the eclectic Santa Monica Pier in about half an hour. There are many more great places to visit within a short drive of Westwood.

Walkability

Westwood’s walk score of 69 is boosted by the shopping and dining of Westwood Village. The streets are quaint and urban, with ample sidewalks. With plenty of green space, the neighborhood appeals to a wide range of individuals — young adults, college students, professionals, families, and pet owners all love it here. In particular, the UCLA campus and Westwood Village concentrate many resources and amenities in a walkable area.
